STANDARD FEATURES

The Standard Features enumerated below are, more or less, common to all projects. Additional features will be provided at additional costs.

   
Foundation:
RCC footing with pedestal and plinth beams including anti-termite treatment of Foundation.
Flooring:
Living & Dining: Marble or Granite tiles. Other areas: Ceramic tiles.
Wall Finish:
Internal & External : Cement paint.
Doors & Windows : Enamel Paint
Doors:
Entrance door will be teak-frame panel shutter. All other doors are of commercial veneer flush doors, painted walnut or white. Water-resistant doors for toilets.
Windows:
Malaysian Salwood window frames and glass panel shutters with MS grills.
Wardrobe & Shelves:
Recessed space for wardrobe in bedrooms. 3ft, wide shelf with kadappa slabs in the bed rooms and kitchen.
Lofts:
2 ft. wide lofts in all bedrooms and kitchen.
Kitchen:
2 ft. wide polished black Granite Kitchen platform and stainless steel sink. Concrete / kadappa slab shelves below the platform.
Ceramic Tiles:
Ceramic flooring in bathrooms and toilets. Glazed tiles, 5 ft. high on toilet walls and 2 ft. above kitchen platform.
Toilets:
One Asian and one Western water closet, One wash basin, all in white, with chromium plated fittings and provision for Geyser connection in bathroom.
Plumbing:
Concealed plumbing using GI pipes. Drainage with PVC pipes and fittings.
Water:
Overhead tanks of adequate capacity for Metro water and Ground water. One sump with adequate capacity for Metro water. One well or deep bore well will be provided as per the requirement. The above arrangement is common to all.
Electrical:
Wiring will be concealed and suitable for three phase supply. Cables and switches of standard quality. Each flat will have a separate meter. Adequate nos. of light, plug point in kitchen and one in toilet. One exhaust fan point provision in kitchen. One telephone and TV antenna point in hall.  
Lift:
  Five person lift from Ground floor upto third floor.
Note:
Features may vary for certain projects.
No electrical fittings will be provided. No covering of shelves and lofts. All features not included in this list, but desired by flat-owners, may be provided at an additional cost.
No addition or alteration of structure or plumbing design, which will affect the elevation and which violates CMDA rules and regulations, will be undertaken.
